The finest way for foreign investors to put down roots on Italian soil.
A plot of your own in Val d'Orcia, designed to your measure from half a hectare. Not just another house in Tuscany: the land that turns your arrival in Italy into a family legacy.
Italy opened its doors. What is missing is the essential thing: belonging.
In recent years, more than a thousand great fortunes moved their residence to Italy. They came for the art, for the pace of life, for the gastronomy — and, yes, by the flat-tax regime that Italy offers its new residents, which today places the country once again at the top of destinations for the world's great fortunes.
But a residence is a postal address. Putting down roots is something else.
Terroir exists for those who do not only want to live in Tuscany, but to be part of it: to have your name on a plot, your wine born of your own land, your place at the Oria table for generations.
Terroir: the land, designed around you.
Mosaico and Quadro open the doors of Oria for you. Terroir hands you the keys to your own land.
It is the most exclusive and personal expression of the project: the most intimate experience of becoming a producer in Italy —your own wine, your oil and other fruits of the land— on a plot of your own in Val d'Orcia, from 5,000 square metres (half a hectare), designed entirely to your measure. You choose the land; we turn it into your corner of Tuscany.
From 5,000 m² of vineyard in one of the most coveted appellations in Italy.
Each Terroir is designed around your interests — from the wine to the olive grove, from the house to the ritual of the harvest.
The land and its fruit bear your signature, and are passed on to those who come after.
A thousand years of the same land.
In the year 898, on these hills, a monastery tied to the Ospedale di Santa Maria della Scala in Siena gave rest and wine to the pilgrims of the Via Francigena. More than a thousand years later, that same land still bears fruit — and today it can carry your name.
Oria is born in the heart of Val d'Orcia, a UNESCO World Heritage Site, a step away from Montalcino. Everything comes from the same soil: the wine, a Super Tuscan signed by the winemaker Roberto Cipresso —creator of 133 clones of Sangiovese—; the Terre di Siena DOP olive oil; the Essentia Balsamico from the Acetaia di Oria; the durum wheat pasta; and the restored monastery, today a hotel and spa.
One proportion unites it all: 1.618 —the golden number—, the harmony that nature repeats and that gives Oria 1.618 its name.
How your Terroir is created.
We understand what you are looking for: wine, olive grove, retreat, legacy, or all of it at once.
You choose your land within Val d'Orcia, from 5,000 m².
We personalise the production, the experiences and your presence on the estate.
Your shareholding is tied to a permanent membership of the Oria Programme; the land and its fruit are passed on to your heirs.
Not only to own the land. To live it.
To be part of Terroir is to have a home in the monastery: fourteen suites and a spa where the monks once prayed. It is returning each autumn for Oria Day to harvest your own wine alongside the community. It is the producer's table, the 360° experiences through the vineyard, the olive grove and the medieval barrel cellar.
It is the dolce vita — but with roots.
A project with a name and a signature.
Oria is the shared vision of Martín Iglesias and Roberto Cipresso, one of the most respected winemakers in Italy, author of cult wines in Montalcino and around the world. The project has been featured by specialist media in the wine sector, such as Vinetur and Vinómanos.
